The Pondview Estates project is a 26 lot single family residential subdivision of a 36 acre parcel that was originally zoned for light industrial and office use. Brooker Engineering presented several residential layout plans to the Town Board, which ultimately resulted in a zone change to the R-15 zoning district. The parcel contains a large pond and Army Corps wetlands, which were key design elements incorporated into the subdivision layout. Upon approval of the subdivision, a separate 23.7 acre lot was created containing the pond and wetland areas and the parcel was conveyed to the Clarkstown Central School District for educational purposes. An existing sanitary sewage pump station serving the adjacent property was located on the site.
As part of the project, Brooker Engineering designed a new pump station at a lower elevation that provided service for the new residential lots. Brooker Engineering acquired all of the regulatory approvals for the subdivision, prepared a Stormwater Pollution Prevention Plan (SWPPP), and provided inspection of erosion control measures during construction.
